Non Nationals:
- If you are not a St. Lucia citizen you will need an Alien Landholding license.
- A local lawyer must register the license.
- It is a permanent license, which does not require renewal.
- The license is granted for a specific property or plot of land and is not transferable.
- There is a non-refundable license application fee of EC$5,000.00.
- There is a non-refundable application fee for the form and consideration of the application of EC$1,500.00.
- Registration, copies and stamps EC$150.00.

The Aliens Landholding License for one acre of land is $5,000.00. Below are the prices for the license according to the size of the land:

Over 1 acre and up to 10 acres ECD $10,000.00
Over 10 acres and up to 20 acres ECD $20,000.00
Over 20 acres and up to 50 acres ECD $30,000.00
Over 50 acres and up to 100 acres ECD $40,000.00
Over 100 acres ECD $50,000.00

Government Fee: There is a stamp duty of 2% of the purchase price to register the Deed of Sale.

Legal Fee: The fee is set at 3% to 5% of the purchase price.

Procedures for Acquiring an Aliens Landholding License:

The office of the Attorney General will vet the application before it is forwarded to the Office of the Prime Minister for final approval and signature. The list below indicates what will need to be submitted with the license application form:

1. Completed application form.
2. Full details of the property or land.
3. Citizenship details (photocopy of the passport).
4. Four passport size photographs of each applicant.
5. Certification of character-report from your local police station.
6. Full set of certified fingerprints from a police station.

 

St Lucia Citizens:
Government Fee: There is a stamp duty of 2% of the purchase price to register the Deed of Sale.

If a mortgage is taken there is a government stamp duty of 1-1.2% of the purchase price to register the mortgage.

Legal Fees: - The fee is set at 1-1.2% of the purchase price for the legal work. If a loan is needed, the lawyer will add another charge of 1-1.2%. Registration, copies and stamps EC$150.00.

The local Buyer has to provide the following documents: - a letter from Inland Revenue for Property Tax Clearance and Income Tax Clearance
- a letter from National Insurance for Clearance.
